Simulation Game with BIM-based Progress Monitoring for Takt Control

In the process of execution, constant monitoring and supervision of construction processes take place within the structure of Takt Control. The foundation for this is the continuous checking, analyzing, accessibility, and display of data about the condition on the site. In the role of a central management instrument, Takt Control Boards are employed for each Takt section of any construction project designed in accordance with what is known as the Takt principle. Takt, floor plans, construction time schedules, etc. They are shown on them.

In the case of analog Takt Control Boards, the newly acquired data is initially recorded only on a daily basis and stored locally at the site of construction. To convert the information into a digital format, for example, digital construction models, digital schedules, digital construction models, or digital construction diaries, it must be digitalized later. A significant issue is the geographic separation of the data monitoring and the users. The gathering of data through Takt Control Boards is expected to provide a more detailed report. However, construction companies are usually involved in multiple widely distributed construction projects. This is why it’s not sufficient to provide information about the progress of construction site only in a digital way on the construction web pages.

Lean Construction Simulation Game

The hotel model is a game that teaches fundamentals that underlie Takt Time Planning and Takt Control to managers, specialists, and process supervisors in industries that deal with construction. The game is comprised of three phases, with each stage having a debriefing phase in which participants review the construction process and identify areas to improve. Participants play different roles, such as client, construction manager, construction inspector, and even trade partners. The goal is to finish the hotel in just 22 minutes. The first stage is not an instruction on Takt Time Planning and Takt Control which leads to an unstructured, ineffective and inefficient method of construction. In the second phase, participants learn all eight stages of Takt Time Planning, leading to better progress in construction. In the final stage, participants will learn Takt Control and conduct regular on-site meetings. Through this game of simulation, participants learn about lean principles as well as soft skills like communication and team building.

Implementation of the Digital Monitoring

The game simulation has been played by hundreds of participants over the course of two-day Lean Construction workshops. In the previous workshops, the topic of the digitalization of Takt Time Planning and Takt Control was frequently asked. It is evident that there is a requirement for an electronic link from the participant’s perspective.

The monitoring system that is digital used for construction and Takt Time Planning and construction process uses mobile phones, QR codes as well as the BIM model to monitor the status of completion of each trade’s job. Every room of the BIM model has characteristics that indicate the Takt it is part of and the trades that have gone through it. QR codes have been assigned to every Takt and trade for simple completion tracking. When a trader completes work within the Takt region then they must scan the QR code on their smartphone, and it takes the user to a page where they are able to enter the details of their completion. The data is then sent directly into BIM model. BIM model, which shows the level of completion in colors. Visual representations of final stage in the digital model improves the value of meetings, and permits an explicit statement regarding the status of production for every trade to be completed prior to the meeting. The system could be adapted for more integration to other procedures, for example, tracking the individual components and assessing the level of work completed.

Results

After evaluating the Simulation game was evident that the linking of analogue models with digital ones demonstrated the advantages of utilizing the BIM method to Takt Time Planning and Takt Control. The BIM’s foundational model information model, which is a current and easily accessible information model, offered additional value, not only to regular meetings, but as well to the customer who was able to easily track the completion of parts in the facility.

Additionally, the process possibility of automation, like key figures generation, was recognized. In light of the end objective of training for construction sites of a larger size, it is logical to instruct participants on how to link their buildings to BIM models. This might inspire them to develop their own ideas for implementation of their projects. The game’s simulation does not have to be restricted to the use of Takt Control. It is also possible to utilize BIM as a BIM model to enhance the Takt Time Planning, e.g. to automate the estimation of Takt areas. Workshops also provide the framework conditions to test these ideas in a fun way. This method could be further explored in the future.
