What is Design-Bid-Build Remodeling?

If you’ve ever renovated before (especially in our beautiful town in Lancaster, PA), you’ve probably experienced a variation of the old method of delivering projects called Design-Bid-Build.

Suppose the Design-Bid-Build process is used to build large commercial and residential projects. In that case, the owner or homeowner employs an architect or designer to design the project and then solicit bids from contractors based on the pre-designed plans.

For smaller remodeling projects like bathrooms, The Design-Bid-Build process usually begins by requesting bids from various contractors for a broad scope of work before finishing details are formulated.

In this situation, most of the design choices occur after the homeowner has signed a construction contract. These decisions are interpreted as change orders or allowances.

What is Design-Build Remodeling?

In contrast, the Design-Build method integrates all aspects of construction and design under one roof, focusing on upfront design and planning.

The homeowner is in direct contact with the Design-Build company to design the details of their design and then contracts with them to construct the project once the procedure is completed.

Why is this difference significant? Most complaints about remodeling go back to expectations that were not met and resulted from poor plan design. In many residential remodeling situations, poor design is a typical result of the traditional Design-Bid-Build model.

  3. DBB puts homeowners at risk of disappointment. These tiny (and often significant) aspects that weren’t defined at the beginning are a factor during construction in the form of schedule changes, change orders, and even disappointing details for the final phase.
